All land use petitions are submitted to the Planning & Zoning Division. They are then distributed to the Technical Review Committee (TRC) which is responsible for confirming technical compliance of all land use petitions submitted to the city. Issues considered by city staff include adequacy of public facilities, services and utilities and consistency with the city's comprehensive plan, zoning code and land development regulations. The TRC consists of multiple departments in the City of Venice along with some outside agencies.
Some land use petitions require a pre-application meeting with City staff. Please contact Planning and Zoning to discuss whether a proposed project will require a pre-application meeting.
- Upon request, the Technical Review Committee (TRC) will also meet with potential or current applicants or agents. Every other Wednesday at 9 AM is allotted on the TRC staff members calendars, but all projects must be placed on a published agenda. Contact Rebecca Paul in Planning & Zoning by noon on the Friday prior to the TRC meeting you wish to attend. The benefit of scheduling a meeting with the TRC is that each department is represented and gives general feedback on a proposed project. Current petitions are also encouraged to be placed on the agenda to discuss TRC review comments.
Some land use petitions require a public workshop with notice given to the Registered Neighborhood Associations within the City and surrounding neighbors. After a land use petition is submitted it will be reviewed by the TRC. Once a land use petition is deemed technically compliant by the TRC, Planning staff will schedule the public hearing before the Planning Commission a minimum of 30-45 days out to allow for proper advertising, in accordance with Chapter 87 Section 1.2.E., and for the preparation of the staff report.
Major Site & Development Plans, Conditional Use, Preliminary Plat, Design Alternative, and Variance petitions are required to have one public hearing before the Planning Commission. Conditional Use for a Density Bonus and Height Exception petitions are required to have one public hearing before the Planning Commission and one public hearing before City Council. Annexations, Comprehensive Plan Amendments, and Zoning Map or Text Amendment petitions are required to have one public hearing before the Planning Commission and two public hearings before City Council.
Planning Commission meetings are held every 1st and 3rd Tuesday of the month at 1:30 PM in Council Chambers, City Hall, 401 W. Venice Ave., Venice, FL 34285. All meetings are subject to change.
